Park Policies
​
Definitions
-
Tenant: Any individual listed on a rental agreement or otherwise authorized by park management to occupy an RV site.

Guest: Any person not listed as a tenant who visits or stays with a tenant, whether temporarily or overnight.
-
Site / Homesite: The designated RV space assigned to a tenant by park management.
-
Management: The owner, operator, or authorized representative of Friendly RV Park.

Rates and Registration
-
Rates are determined and paid in advance for one RV per site, unless authorized by management.
-
Guests may stay no more than three (3) days per month; no subletting is permitted.
-
Vehicles not registered may be towed at the owner’s expense.

Vehicle Operations
-
Speed limit is 5 MPH.
-
Vehicles must remain on roadways and park only in designated areas. No parking on grass.

No vehicle may be parked in a manner that blocks access by emergency vehicles, management, utility or park services, or another tenant’s homesite or guests.

All motor vehicles must have current registration, valid tags, and be licensed with the California Department of Motor Vehicles.

No sitting or unused vehicles are permitted.

Motorcycles, scooters, ATVs, and similar vehicles are prohibited inside the park except for entering and exiting.

Guests are asked to ride bikes and skateboards only when entering or exiting the park. No high-speed riding is permitted, and the park may not be used as a bike or skateboard track. Children may ride bikes under strict parent or guardian supervision.

Quiet Time

Quiet hours are 10:00 PM to 7:00 AM.

No idling engines, generators, loud music, parties, barking dogs, nuisance behavior, or other loud disturbances are allowed during quiet hours.

Animal Control
-
All animals must be under owner control at all times.

No aggressive animals are permitted.
-
Animals may not invade the privacy of any homesite, including flower beds or shrubs, nor restrict tenants from the use and enjoyment of park amenities.

Pet waste must be cleaned up immediately and disposed of properly.

No continuously barking dogs will be tolerated.

Pets must be kept indoors during quiet hours.

Guests may not bring pets into the park.

There shall be no feeding of stray or wild animals, nor any activity that encourages the presence of stray or wild animals on homesites or within the park. If individuals choose to feed stray or feral cats, it must be done off park property.

Site Cleanliness

Assigned sites must be kept neat and clean at all times, including trimming weeds as needed and keeping leaves and rubbish picked up.

Vehicle or RV maintenance may only be performed in designated areas with prior written approval from park management.

Sheds and storage containers are permitted only with prior written approval from park management.

Winter skirting must be neat and professional in appearance.

All garbage must be placed in designated dumpsters on a regular basis.

Tenants may not bring trash from outside the park to dispose of in park dumpsters.

Combustible, noxious, or hazardous materials must be removed from the park by the tenant and may not be placed in park dumpsters.

Management reserves the right to enter any site and have necessary work performed if a tenant fails to maintain the site as required.

Be a Good Neighbor

Treat the park, its facilities, other tenants, and all guests with respect at all times.

Refrain from gossip and negative talk. Tenants and guests are expected to contribute to an uplifting, respectful environment we can all share.

Harassment, intimidation, or disruptive behavior will not be tolerated.

All tenants, children, and guests must conduct themselves in a manner that does not disturb another tenant’s right to quiet enjoyment. This includes, but is not limited to, loud noises, fighting, yelling, or taking shortcuts across another tenant’s site without permission.

Smoking of cannabis is prohibited in shared public areas of the park.

Park management intends to protect Friendly RV Park tenants and the community as a whole by upholding park policies and the law of the land.

Responsibility for Children, Guests, and Pets
-
Tenants are responsible for the conduct of their children, guests, and pets at all times.
-
Children must be supervised by an adult and may not roam freely throughout the park.
-
Any damage to park property caused by children, guests, or pets is the tenant’s financial responsibility.
​
Rent and Deposits
-
Monthly rent and utilities are due in advance on the first day of each month.
-
Rent and electricity are considered late three (3) days after the due date.
-
On the 4th day past due, a $35 late fee will be assessed.
-
Returned check fee is $35.
-
An extended stay deposit of $250 is required at move-in.
-
The deposit is refundable upon move-out provided there is no damage to the assigned site, the site is left clean and neat, and all utilities are paid in full.
